Hello Team,
I met with Jon Ray at the warehouse last Thursday. This is a summary of the key points and the current state of the warehouse.
The Warehouse itself:
Lot:
The lot has enough space for us to build, I think (It should be measured, Jon Ray will get back to me on this.) There is one area that is a nice patio that would be good for painting & working with tools and a large open area. Overall, the area is secured with a large fence with barbed wire. It is located near the Home Depot at the intersection of the 15 and 8.
Building:
The warehouse is small, as warehouses go, it has a large central room that is approximately the size of a generous living room, a room that is the size of a large bedroom that will be a meeting and social space, and a room under it that will be used by Jon Ray’s business. There are two utility sized rooms, one of which is intended to be a tool crib and the other is intended to be a kitchen. An additional room is planned to be built over the large “living” room. There is ample electricity and plumbing.
Non-Build Uses: Jon Ray stressed an interest in hosting events, but is not interested in all night type parties. There is a bar nearby. Because we have a wide demographic, I feel that this is a very good thing, and activities that can include children and no alcohol can happen there. Fundraising wise, we have to earn quite a bit of money and so does he. It might make sense to cross support each other if we are sharing the same space.
Overall, the building and lot are dirty and require maintenance and work will be required to set up a kitchen and restore the building.
Current Status:
There is a warehouse planning committee that meets twice a month to plan how to handle the warehouse. Ideally, they would like to start renting the space January 1 or Feb 1, and possibly as late as March 1. I stated that the CORE project will not need a build space until March 1, but could be as early as Feb 1.
Costs:
The CORE project, at this point has NO commitment to use the warehouse or contribute to it in any way.
The warehouse is going to be shared by many people, who will divide the costs. Brandie Maddalenna is interested in the larger space downstairs.
The warehouse is going to ask the SD Burners Board for financial support, and until the proposal and outcome, it is unknown what the remaining costs will be, and what any cost would be to CORE. I made it very clear that CORE will find a place to be based on cost and availability, not on relationship. If the warehouse needs us to pay rent that is very high, we should look for at least two competing bids.
Jon Ray likes the idea of bartering labor in exchange for rent. For example, the CORE team might start having work days in February just to set up our work space, and not work on the project itself until March.
